Treat your home like it’s for sale—even when it’s not

By Di Ter Avest

I know that might sound a little odd at first. But let me ask you—when was the last time your home got the kind of love and attention people give it right before putting it on the market? We tend to push off home fixes, decluttering, and updates until we’re forced to—but what if you didn’t wait? What if, once a year, you reset your home as if it were about to be listed for sale? Today, I’m going to show you how this mindset shift can transform the way you live in your home—without the pressure of actually moving.

Why We Wait Until We’re Selling to Care

I’ll never forget helping a client prepare her home for sale last spring. We walked through her space with a stager and realtor, and they promptly made a list of quick fixes: declutter the bookshelves, patch the hole in the wall, change the different tones of light bulbs, swap out the dated rug in the hallway, and a few more things. None of it was expensive or complicated, and every little change made her home feel brighter and more peaceful.

She turned to me and said, “Why didn’t I do this years ago? I could’ve been enjoying this version of my home all along.”

That stuck with me. Many of us moms are juggling busy schedules, long to-do lists, and the emotional labor of keeping our homes running smoothly. We stop seeing the little things—until we have to see them.

The Annual Home Staging Mindset: Simple Steps

Instead of waiting until you’re packing boxes, let’s flip the script. Once a year, schedule a “pretend home sale” day or weekend and give your space the attention it deserves. Here’s your easy checklist to treat your home like it’s for sale—even when it’s not:

1. Declutter with fresh eyes

Walk through your home like a stager or a buyer. What feels overwhelming? What’s on every surface? Remove the excess. Donate or store anything that doesn’t serve you in this season.

2. Fix what’s broken

That squeaky door, that loose cabinet knob, the outlet cover that’s missing, etc., all add up. Make a list and knock them out one by one.

3. Deep clean

A clean home always feels more peaceful. Hire help if needed or plan a weekend to tackle baseboards, ceiling fans, windows, and floors.

4. Add calm, not clutter

Use light, textures, and colors to create a sense of calm. Think soft blankets, a candle in the kitchen, or a plant in a corner.

5. Touch-up paint and walls

Keep a small stash of paint for touch-ups. You’d be amazed at what a difference it makes to patch nail holes or refresh scuffed walls.

6. Update the landscape

Pull weeds, trim overgrown bushes, and sweep the front steps. First impressions matter—even for you.

7. Take photos of your space

Seriously. Snap a few pics of each room. It helps you see your home differently—and keeps you motivated to maintain it.

What the Experts Say

Home staging experts and realtors know what makes a home feel welcoming and well cared for. According to the National Association of Realtors, staged homes not only sell faster but also tend to receive higher offers.

Now, we’re not talking about selling, but imagine if you lived in a space that made you feel like making an offer every morning.

Psychologists have also noted that a well-maintained, clutter-free home supports better mental health. The Journal of Environmental Psychology found that women who described their homes as “cluttered” had higher levels of cortisol, the stress hormone.

So yes, fresh paint and tidied surfaces aren’t just for aesthetics—they’re a form of self-care.

Mistakes to Avoid When Refreshing Your Home

1. Waiting too long

We put off little fixes until they become big projects. Set a recurring reminder each year to do your home refresh. Treat it like a birthday gift to your space.

2. Overcomplicating it

Don’t try to do the whole house in one day. Choose one or two rooms each season if that feels more manageable.

3. Forgetting how good it feels

We get used to the mess or broken light switch. But once it’s fixed, you’ll think, “Why did I live with that for so long?” Let that motivate your next step.

You Deserve a Home That Loves You Back

Your home holds so much—it’s where your family gathers, where you rest, where you build memories.

So don’t wait for a for-sale sign to give it the attention it needs. By treating your home like it’s for sale once a year, you’re not just maintaining your space—you’re creating a sanctuary that supports your well-being.

Let it feel good. Let it feel like you.
